Foreclosure Sale Process

The foreclosure process typically begins when a homeowner fails to make mortgage payments over a period of time, leading the lender (usually a bank or financial institution) to initiate legal proceedings to repossess the property. Foreclosure is a legal action in which the lender seeks to recover the amount owed by selling the property at a public auction. This process begins when the lenders file’s a foreclosure lawsuit against the homeowner in court, and if the borrower does not respond or settle, a foreclosure judgment is issued by the court.

Once the judgment is entered, a Notice of Sale is published, and a foreclosure auction is scheduled. The auction is typically held at the County Courthouse, and the property is sold to the highest bidder. The successful bidder is required to pay a deposit immediately, and the full payment must be made within five business days.

Anyone may bid on a property at these sales, and there is no pre-registration required. The website provides details for each pending sale, the Parcel ID information, address and the date on which the sale is taking place. By clicking on the Parcel ID number, you can access additional information about the property through the Property Appraisers website. However, please note that the Clerk of Court is not responsible for the quality or accuracy of any information provided on this site. Sales will be held in the front lobby of the Calhoun County Court House at 20859 Central Ave E. Blountstown, FL 32424.

The successful bidder must immediately submit a deposit with the Clerk equal to 5% of the final bid amount. This deposit will be credited toward the sale price at the time of payment. If the final payment is not received by the end of the business on the 5th day, the Clerk will readvertise the sale. The cost associated with the sale will be deducted from the deposit, and any remaining funds will be applied toward the judgment. Bidding will not be finalized until the deposit is submitted.
